through our sister company Snow International Marketing Ltd.

  • collect rent, arrangement of expenses from rental income such as condo fees, property tax, non-resident withholding tax etc.
  • attending emergencies
  • attending to tenancy issues if required to represent owners at Landlord & Tenant Board hearings
  • represent owners at the Condo AGM
  • arrange for repairs and maintenance
  • inspection of units including annual and at tenant move in/out
  • issue of rent increase allowance in accordance with Residential Tenancies Act
  • tenancy renewal
  • owner's insurance through our rental pool at very reasonable price (owner's liability, loss of rental income, building deductible)
  • co-ordination for income tax return for non-resident owners
  • signing of leases

We can arrange to lease your unit, obtain credit reports and screening of tenants etc. The commission on leasing a unit is one month's rent plus HST.

The fee for Property Management is the greater of 6% of the gross rental income each month or $60 for Studio, $80 for 1 bedroom, $100 for 2 bedrooms or larger.

The Property Management agreement is for a minimum of one-year term, renewed automatically on the anniversary date unless written notice to Snow international Marketing Ltd. is received 60 days prior to the end of the term.

Our services also include PDI/closing inspection, submission of Warranty Service Request to Tarion and signing of Listing Agreement. If you are eligible for the HST new residential rental property rebate, we can prepare the application on your behalf after final closing as part of our services.
